Landmark Harcourts Benchmark | 5 The number of regional house sales and rural property sales fell by 9.3% over the twelve months ending March 2018. The decline in settled sales was substantially larger across the rural and agricultural sector where transaction numbers were down 22.4% compared with the previous 12 month period. Residential house sales recorded a smaller 3.0% fall over the same period. Despite the volume of sales falling, higher prices have supported a rise in the overall value of sales over the year. Based on the gross value of settled house and rural property sales over the twelve months ending March 2018, the regional NSW property market recorded a lift of $50.8 million to be 0.2% higher than a year ago. The gross value of residential house sales lifted by $515 million (+2.3%) relative to the previous year, while the gross value of rural and agricultural property sales was down $464 million (–4.9%) over the year. Across the sub-regions, the Newcastle and Lake Macquarie region recorded the highest number of settled house sales, with 5,797 houses settling over the twelve months ending March 2018, although sales were 8.3% lower than a year ago. Focussing on the rural and agricultural sector, the Capital Region of NSW has recorded the largest number of settled sales over the past twelve months, with 2,561 properties settling.
